A Bold Step Towards Revitalizing St. Clair-Superior Neighborhood
WRJ Developers is excited to announce the ArKiTainer Infill Development, a groundbreaking project set to transform the St. Clair-Superior neighborhood. With a $300,000 predevelopment loan from Cleveland Development Advisors (CDA), WRJ Developers is securing construction financing for an innovative initiative that promises to boost the future prosperity and vitality of the area.
Project Overview
The ArKiTainer Infill Development involves the creation of 20 duplexes (40 total units) on lots acquired from the Cleveland Land Bank, situated about a half-mile from the scenic Gordon Park. This $6.3 million project is pioneering a novel approach to housing by constructing multi-family duplex-style homes using repurposed shipping containers. This reactive and sustainable housing solution is already underway, with the first home currently under construction and plans for an additional 40,000 square feet of housing in the next phase.
Strategic Alignment
Located in an Opportunity Zone, the ArKiTainer Infill Development perfectly aligns with the St. Clair Superior Strategic Plan completed in 2021. This project emphasizes reinforcing housing infrastructure and attracting supportive amenities and essential services, such as a grocer, to the neighborhood.
Supporting Emerging Developers
This investment supports WRJ Developers, an emerging minority developer team, and is a significant part of a larger development plan aimed at revitalizing the neighborhood. The rental units created will help generate favorable comparable to address appraisal gaps.
Community Commitment
WRJ Developers is committed to quantifiable community impacts and has executed a Community Benefits Agreement to ensure these benefits are realized.
